CapMan Real Estate to build Scandinavia’s biggest integrated solar roof at Stationsparken, Copenhagen

CapMan Real Estate embarks on an ambitious roof renovation at Stationsparken in Glostrup, Copenhagen, involving installing a 7,500 square meter integrated solar roof, which will be the largest of its kind in Scandinavia. The project will generate enough renewable electricity to power a large part of the property and is an example of the type of investments CapMan Real Estate makes to drive transitions to renewable energy across its’ assets and the industry.

The CapMan Nordic Real Estate III Fund acquired Stationsparken in Glostrup, Greater Copenhagen, in April 2022. The property, encompassing 25,884 m2 of office space, is home to The District Court in Glostrup, The Danish Prison and Probation Services and The Danish Veterinary and Food Administration. As part of developing the asset, and aligned with CapMan Real Estates sustainability strategy, the entire existing zinc roof will be replaced with a new integrated solar panel roof. While the asset already uses renewable electricity, the new roof will ensure access to renewable electricity in the long term, improving the assets energy self-sufficiency and security, while also reducing transmission costs.

Unlike traditional solar panels that are mounted on top of a roof, Stationsparken’s new solar roof will feature integrated solar cells, incorporated directly into the roof structure. This innovative approach, supplied by Danish company Solartag, provides an effective solution with an aesthetically pleasing appearance. The solar panels and inverters used to build the roof are produced in Europe.

“The sustainability transition is impacting architecture in new ways and offering new possibilities. We are proud to collaborate with CapMan in the renovation of a building where we can apply solutions that contribute to the creation of renewable electricity, and actively contributes to a more sustainable future”, comments Nikolaj Frølund Thomsen, Partner, and Architect at WERK Arkitekter.

“This project showcases the immense potential of integrated solar technology to power large-scale properties. With an installed capacity of 750,000 watts-peak, the solar roof will generate 550,000 kWh of electricity annually – enough to power over a third of the Stationsparken property and equivalent to the annual consumption of approximately 150 average households. By generating electricity directly on-site, transmission losses are minimized, further enhancing energy efficiency”, shares Mikkel Karlsson, CEO at Solartag.

“We’re excited to see the Stationsparken solar roof project become a reality. This project, which future-proofs the property, is a testament to our vision of creating a better future through collaborative transformation to renewable energy. This wouldn’t have been possible without the close collaboration and expertise of our Danish partners”, says Mads Diderichsen, Investment Manager at CapMan Real Estate Denmark.

In this project CapMan Real Estate partners with Hovedstadens Bygningsenterprise (main contractor), WERK (architectural design) and Solar Lightning Consultants (advisory services).  The complete roof solution including solar panels are designed and provided by Danish company Solartag.

The renovation is scheduled to commence in October 2024 and is expected to be completed in the end of 2025.
